What does Asset review check?
Asset review compares the workbook's asset and attribute selection with COBie 2.4 guidance from NBIMS-US V3. It flags equipment types that look like managed assets but are missing, included types that look like coordination geometry, and Revit parameters that are worth carrying as Attributes or only add noise. Each recommendation explains why and shows exactly what it covers, and your team makes the decision.
A second look at every extraction
Deciding which modeled objects become COBie Types and Components is one of the first scope questions on any delivery, and it is easy to get wrong in a large federated model. BIMRelay's asset rules select assets by Revit category, family, and type. Asset review then reads the generated workbook and the model evidence behind it and points out where the selection may not match COBie guidance.
The review runs in the background after each model extraction, so the team keeps working in the workbook. Its recommendations appear in the Asset review panel beside the grid.

Every recommendation shows its reasoning
Each recommendation says what to consider and why. The Why section names the evidence the review relied on, such as a product's description, material, or rated output. What this covers names the exact Revit category, family, and type, and how many of its assets the workbook includes.
Recommendations are suggestions, not COBie errors. Validation findings stay in the Issues panel, and Asset review does not repeat them. It answers a different question: whether the right assets and attributes are in the workbook at all.
Preview the exact change before it happens
When a project manager agrees with a recommendation, its suggested action opens a preview of the exact rule it would create. The preview lists the category, family, and type the rule matches and how many Component rows it adds or removes. The workbook changes only after the manager confirms, through the same asset settings the team already uses.
Once the workbook finishes updating, BIMRelay checks the recommendation again and marks it addressed when the selection matches. Recommendations can also be marked as handled or dismissed, and those decisions carry forward to the next review.
Discuss each recommendation with the team
Every recommendation has its own comment thread. Mention the engineer who scheduled the equipment, agree on the decision, and keep the conversation with the recommendation it concerns. The same thread appears in the project's Comments panel.
How Asset review uses AI
Asset review uses OpenAI to process the relevant project information, such as asset categories, families, types, sample parameter values, and the current selection. BIMRelay does not use model data, workbook values, comments, or project files to train general-purpose AI models, and does not permit OpenAI to train its models on them.
AI can be wrong, so recommendations stay advisory. The owner's requirements and the contract decide what the deliverable includes. Workspace administrators can turn off AI assistance for their workspace, and the Privacy Policy describes how BIMRelay and OpenAI retain review data.

Frequently asked questions
- Does Asset review change the workbook automatically?
- No. A recommendation changes nothing on its own. A project manager previews the exact asset rule or attribute change and confirms it before the workbook updates. Recommendations can also be marked as handled or dismissed.
- What guidance does Asset review use?
- COBie 2.4 as published in NBIMS-US V3: scheduled products and managed assets, the US lists of IFC entities that are not treated as managed assets, and the Annex A rules for attribute properties. Revit categories do not map one-to-one to those entities, so the review judges each type by its evidence and function. The owner's requirements and the contract still decide the final scope.

- In the background after each model extraction. The team can keep working in the workbook while it runs, and recommendations appear in the Asset review panel when it finishes.
- Does Asset review train AI models on our data?
- No. BIMRelay does not use model data, workbook values, comments, or project files to train general-purpose AI models, and does not permit OpenAI to train its models on the project information Asset review sends. The Privacy Policy explains how BIMRelay and OpenAI retain that data.
- Can we turn AI off?
- Yes. Workspace administrators can turn off Allow AI assistance in workspace settings. That stops AI processing and hides Asset review in every project in the workspace. Existing rules, recommendations, and comments are kept.
- Does AI choose the initial asset scope?
- When BIMRelay first generates a workbook, AI can refine the default asset rules before the workbook is created. It changes a default only when two independent assessments agree, and each AI-created rule is labeled in Assets settings, where it can be edited or removed like any other rule.
- Does Asset review replace COBie validation?
- No. Validation checks required values, references, and PickLists in the rows the workbook contains, and its findings appear in the Issues panel. Asset review checks whether the right assets and attributes are in the workbook at all.
